Buying or Selling a Home in Utah? Why a Sewer Scope Matters
This post is part of my Utah Homeowner Maintenance Series, created to help Salt Lake City and Park City homeowners protect their homes, preserve equity, and avoid expensive surprises. I recently invited Tim from Quick Quality Plumbing to walk through my own home and share practical plumbing tips every Utah homeowner should know.
When buying or selling a home in Utah, most people think about the roof, furnace, foundation, and general home inspection.
But one inspection deserves more attention than it often gets: the sewer scope.
A sewer line issue can be one of the most expensive surprises in a real estate transaction. Tree roots, aging pipes, damaged lines, or blockages may not be visible during a standard home inspection. A sewer scope allows a plumber to run a camera through the sewer line to see what is happening underground.
This can be especially important for older Salt Lake City neighborhoods, including Yalecrest, St. Mary’s, the Country Club area, Federal Heights, Sugar House, and Holladay. Many of these homes have character, charm, and beautiful locations, but buyers should understand what is happening with the underground systems before they move forward.
During my conversation with Tim from Quick Quality Plumbing, he explained that their free home protection plan includes one free sewer scope per year. This can be helpful for homeowners, buyers, and sellers who want more confidence about the condition of the sewer line.
For buyers, a sewer scope during the due diligence period can help avoid expensive surprises.
For sellers, getting ahead of sewer line concerns may reduce negotiation stress and make the listing process smoother.
For homeowners, it provides peace of mind.
In luxury real estate, small uncertainties can become big negotiation points. Having better information upfront can make all the difference.
