The Small Toilet Part That Can Cause Big Water Damage

by Judy Kostrencich

This post is part of my Utah Homeowner Maintenance Series, created to help Salt Lake City and Park City homeowners protect their homes, preserve equity, and avoid expensive surprises. I recently invited Tim from Quick Quality Plumbing to walk through my own home and share practical plumbing tips every Utah homeowner should know.

Some of the most expensive home problems start with the smallest parts.

During my plumbing walkthrough with Tim from Quick Quality Plumbing, one of the most surprising topics was toilet gaskets and rubber components inside toilet tanks.

These parts are easy to ignore, but if they fail, they can create what Tim described as an “infinite flood.” The toilet may continue refilling while water leaks onto the floor, creating serious water damage if no one catches it quickly.

That is exactly why homeowners should periodically check the condition of toilets, especially in older homes, basement bathrooms, guest bathrooms, or bathrooms that are not used often.

Tim also pointed out a simple warning sign: rubber parts should not leave dark marks. If they leave marks that look like light Sharpie, failure may be coming. If they look like dark eyeliner, the part may be much closer to failing.

It was a funny visual, but a very useful homeowner tip.

A few things to watch for:

Toilets that run frequently
Water around the base
Movement at the base of the toilet
Old bolts or gaskets
Rubber components leaving dark residue
Toilets in rarely used bathrooms
Older oversized toilets that may need replacement

Sometimes a toilet can be repaired. Other times, especially if it needs to be unmounted and resealed, replacement may make more financial sense.

As Tim explained during the walkthrough, if you are already paying to rebuild, unmount, and reseal an older toilet, replacing it may actually be less expensive than repairing multiple issues separately.
