A Summer Guide to Living In the Kamas Valley, Utah
A Summer Guide to Living In the Kamas Valley, Utah
There is something special about summer in the Kamas Valley.
The pace feels a little slower. The views feel a little bigger. The mountains feel close. And the lifestyle feels connected to the outdoors in a way that continues to attract buyers looking for more space, more beauty, and more room to breathe.
For many buyers, Kamas and Francis offer a compelling alternative to traditional resort-town living. They are close enough to Park City and Heber to stay connected, but they offer a quieter, more rural mountain lifestyle.
Kamas has long been known as the “Gateway to the Uintas,” serving as a supply and access point for people heading into the Uinta Mountains for camping, hiking, hunting, horseback riding, and other recreation. Visit Utah also describes Kamas as a gateway to the Uinta Mountain Range.
Francis offers its own appeal. Located at the southern end of Kamas Valley, Francis is surrounded by mountains and offers a scenic rural atmosphere with access to the Uinta Mountains and Wasatch National Forest.
That combination is exactly why buyers continue to pay attention to this part of the Wasatch Back.
In the summer, life near Kamas and Francis can include morning walks with mountain views, afternoons in the Uintas, evenings on the patio, local food stops, community events, scenic drives, horseback riding, hiking, fishing, biking, and time outside with family and friends.
One of the biggest lifestyle advantages is access to Mirror Lake Highway. Heading east from Kamas, the Mirror Lake Scenic Byway winds through farm and ranch land before climbing into heavily forested mountain terrain, meadows, rugged peaks, and access points into the High Uinta Wilderness. It is one of the most popular mountain routes in Utah.
For summer recreation, this area is hard to beat. Mirror Lake Campground sits just off the scenic byway on the shore of Mirror Lake at approximately 10,400 feet, near the base of Bald Mountain. The area is known for camping, hiking, fishing, water activities, horse riding, and access to the High Uintas Wilderness.
That means a summer day near Kamas or Francis can be simple and unforgettable: coffee in town, a drive up Mirror Lake Highway, a hike near the Uintas, fishing at an alpine lake, an afternoon picnic, and dinner or ice cream back in Kamas.
The local summer event calendar also adds to the charm.
Kamas Valley Fiesta Days has been a community tradition for more than 80 years and brings together rodeo, parade, demolition derby, vendors, activities, and small-town celebration. For 2026, Kamas Valley Fiesta Days is scheduled for July 18 through July 25.
Nearby Oakley is also known for its Independence Day Rodeo. The Annual Oakley Independence Day Rodeo is scheduled for July 1 through July 4, 2026, with evening rodeo performances, a drone show, and fireworks each night.
Just up the road in Coalville, the Summit County Fair brings another classic summer tradition to the area. The 2026 Summit County Fair is scheduled for August 1 through August 8 and includes the kind of small-town fair experience people love: cowboys, bucking broncos, carnival midway, livestock, home canned goods, flowers, vegetables, and community events.
For buyers, these events matter because they tell a bigger story about the area.
Living near Kamas and Francis is not just about owning a home with views. It is about being part of a lifestyle that includes mountains, community, rodeo traditions, summer festivals, local businesses, open space, and year-round recreation.
But the appeal is not only recreational.
Kamas and Francis also offer something many buyers are craving: a stronger sense of space.
In these communities, buyers often look for larger lots, mountain views, room for guests, toy storage, acreage, horse property potential, newer construction, second-home options, or a full-time residence that feels removed from the pace of city life.
For some, the draw is privacy.
For others, it is the ability to live closer to trails, lakes, rivers, and open land.
For many, it is the feeling of being part of a smaller community while still having access to Park City, Heber, Midway, Deer Valley, Jordanelle, and Salt Lake City.
This is why lifestyle matters so much when buying near Kamas and Francis.
A home in this area is not just a place to sleep. It can become a basecamp for summer adventures, a retreat from city life, a gathering place for family, or a long-term investment in a lifestyle that feels more grounded.
Of course, buyers should also pay attention to the practical details.
Road access, snow removal, utilities, water, internet, commute times, zoning, short-term rental rules, acreage usability, and future development patterns can all influence whether a specific property is the right fit.
That is where local guidance matters.
The right property in Kamas or Francis should match both your lifestyle goals and your long-term plans.
If you are drawn to mountain views, small-town charm, recreation, open space, summer festivals, rodeos, and the feeling of a true Utah mountain lifestyle, Kamas and Francis may be worth exploring.
Because sometimes the right move is not just about finding a home.
It is about finding the lifestyle that feels like yours.
